Data source

Data source and method

  • Source: Maa- ja Ruumiamet open transaction statistics: statistika.kataster.ee. These are contract prices, not asking prices.
  • Apartments are apartment ownership transactions (korteriomand). The median is more stable than the average: single very cheap or very expensive sales do not shift it.
  • “Typical range” excludes the 10% cheapest and 10% most expensive sales by price per m².
  • If there are fewer than five sales, the agency hides the price and we do not show it. With fewer than 10 sales, we mark the value as unstable.
  • According to the agency, the data are informative, not official, and may be revised; they are updated about every two weeks.
  • This is a market overview, not a valuation of a specific apartment: condition, renovation, floor and building strongly affect the price.

How much is your apartment worth?

An ISKV agent will value your apartment free of charge, taking into account its condition and recent sales in your building and area.
