- Source: Maa- ja Ruumiamet open transaction statistics: statistika.kataster.ee. These are contract prices, not asking prices.
- Apartments are apartment ownership transactions (korteriomand). The median is more stable than the average: single very cheap or very expensive sales do not shift it.
- “Typical range” excludes the 10% cheapest and 10% most expensive sales by price per m².
- If there are fewer than five sales, the agency hides the price and we do not show it. With fewer than 10 sales, we mark the value as unstable.
- According to the agency, the data are informative, not official, and may be revised; they are updated about every two weeks.
